RFP - Real Estate Broker Services
Sealed written proposals for REAL ESTATE BROKER SERVICES for the Yadkin County Schools (“YCS”) will be received at the YCS Administrative Offices, 121 Washington Street, Yadkinville, NC 27055 until Wednesday July 30, 2025 at 3:00 p.m. EDT. Any questions regarding this RFP should be directed to Jeff Adams at jeff.adams@yadkin.k12.nc.us or 336-518-4341. All interested firms or individuals are invited to submit a proposal in accordance with the terms and conditions stated in this RFP.
A. SCOPE OF SERVICES
The selected firm or individual will contract with the YCS to provide the following:
1. A market analysis of subject properties,
2. Monthly activity reports,
3. Broker opinions of property values,
4. Advertising materials for properties to be listed,
5. Negotiating with buyers on behalf of YCS,
6. Coordinating real estate appraisals,
7. Coordinating real estate statutory sale requirements with YCS legal counsel, and
8. Other customary activities and services associated with real estate transactions.
These services include consultation with YCS staff relating to report efforts/strategies to market real estate. Presentations at public meetings may be required.
B. BROKER'S QUALIFICATIONS — Respondents to this RFP should have the following qualifications:
1. Current and active licensure and good standing with the State of North Carolina.
2. Excellent reputation in the real estate community.
3. Knowledge and experience with marketing and selling commercial and residential properties.
4. Knowledgeable in the use of all public real estate records.
5. Familiarity with laws and practices applicable to governmentally owned real estate and local land use and zoning regulations.
C. INSURANCE REQUIREMENTS — The selected firm or individual will be required to provide certificates of professional liability insurance coverage.
D. SCHEDULE OF WORK – YCS is prepared to proceed upon acceptance of the proposal it deems to be in the best interest of the school district.
E. FEE SCHEDULE —The proposed fee schedule shall include the following items:
1. Proposed commission rate for listing and selling properties.
2. Proposed method of compensation for representing YCS in negotiations.
3. Any other costs that YCS may anticipate related to proposed real estate services.
4. All fees accrued from sale will be paid by buyer.
F. TERM OF CONTRACT — The contract period for the successful broker/firm is one year from date of award. The contract may be renewed at the sole discretion of YCS for additional one-year terms at the discretion of the YCS and upon terms acceptable to the parties.
G. INTERVIEWS/ADDITIONAL INFORMATION — Interviews with and/or additional information from responders may be requested.
H. SELECTION CRITERIA — Selection will be based on the following criteria:
1. Ability of the contractor(s) to meet or exceed the requirements defined in the RFP.
2. Experience, qualifications, and references.
3. Knowledge of local real estate market.
4. Knowledge, reputation, and experience in marketing commercial and residential properties.
5. Fee Schedule.
6. Completeness of response to RFP as outlined in this solicitation.
7. Experience working with governmental agencies.
I. SUBMITTAL REQUIREMENTS —Please include the following information in your response:
1. Full name, address, contact information, and license number(s), # if applicable.
2. Years in business; previous names of the firm, if any.
3. Size of firm; number of the professional staff to be assigned to YCS; staff experience and training, including a brief resume for each key person listed.
4. Prior experience with governmental agencies.
5. Names and contact information of at least three (3) references for whom you have provided similar services.
6. Additional services offered by your firm.
7. Listing of current litigation, outstanding judgments, and liens, if any.
8. Listing of administrative actions, licensing complaints, if any.
J. ADDITIONAL TERMS AND CONDITIONS
1. YCS reserves the right to reject any or all proposals, to waive informalities, and to award a contract to the respondent whose proposal is determined to be in the "best interest" of YCS.
2. All costs incurred by a respondent in responding to this RFP are the sole responsibility of the respondent.
